- The callback. After the receptionist records your details, a roofer calls to confirm the address, ask about the roof's age and the storm date if there was one, and book a time, generally within a day or two and sooner after a storm. Water entering the house is handled first, with a tarp crew the same night where the roof can be climbed safely; the inspection follows in daylight.
- What happens at the house. The roofer checks the City of Austin's Wildland-Urban Interface map for the address, inspects the attic for daylight, stains and wet insulation, then walks every slope. After a storm, a 10-by-10-foot test square is chalked on each slope and the strikes counted; gutters, vent caps, fences and air-conditioner fins are photographed with a scale card. The roof is measured in squares. Nothing is repaired or sold during the inspection.
- What the sheet lists. By the same evening or the next day you receive the photographs and an itemized estimate: the fault or the damage found; materials by manufacturer, product line and rating, Class 4 where offered; tear-off and disposal; decking per sheet; ice-and-water shield, underlayment, flashing, pipe boots, drip edge and ventilation; any permit with its fee; the manufacturer and workmanship warranty terms. Repair and replacement are shown as alternatives where both are reasonable. After a storm the sheet is formatted for an insurance file.
- Validity and obligation. The estimate is valid for 30 days. The inspection and the estimate cost nothing, whether or not work follows, and comparison with other estimates is expected. No deposit is taken for a repair; a replacement carries a materials deposit at ordering, stated on the sheet.
- Scheduling. On acceptance, materials are ordered and a date set, usually within one to two weeks for shingles and longer for standing seam or custom colors. Most single-family replacements are completed in one day and dried in before dark.
- Where this applies. All of Austin, Round Rock, Cedar Park, Pflugerville, Leander, Lakeway, Bee Cave, West Lake Hills, Dripping Springs and Buda. The where-we-work page lists neighborhoods by city.
