West Lake Hills is a small, separate city west of Loop 360, along Bee Caves Road, Westlake Drive and Redbud Trail, with Rollingwood on one side and the Wild Basin preserve on the other. Its houses are mostly custom builds from the 1970s through the 1990s on big wooded lots, with steep roofs, long valleys, multiple chimneys and skylights, and a mix of heavy architectural shingles, standing-seam metal and some tile. They are expensive roofs to replace and expensive roofs to get wrong.
The hail did not care. The National Weather Service storm reports logged 3.0-inch stones over West Lake Hills on September 24, 2023, the largest recorded near Austin this decade, and on April 9, 2024 another round of 2.5-inch hail, with reports for West Lake Hills and near MoPac and Far West Boulevard among 17 that afternoon. Stones that size fracture shingles outright rather than bruising them, dent standing seam deeply enough to split caps, crack tile and skylights, and strip the granules from whole slopes. Roofs under those cores were replaced by the hundred, and roofs at the edges of the cores are the ones still being argued about with carriers.
West Lake Hills permits its own construction, separately from Austin, and the roofer confirms the City's current reroof requirement before scheduling. Austin's Wildland-Urban Interface code does not apply inside West Lake Hills, but the fire exposure along Wild Basin and the Barton Creek canyons is identical to Austin's zones, and Class A assemblies are the right choice here on their merits. Metal roofs are the common replacement, for their life and their look on these houses; owners choosing shingles usually choose Class 4.
What the roofs in West Lake Hills usually need
Edge-of-core hail documentation
Test squares and collateral photographs on roofs at the margins of the 2023 and 2024 cores, where the question is whether the damage meets the carrier's threshold.
Large custom replacements
Steep, cut-up roofs with many valleys, chimneys and skylights replaced in standing seam or Class 4 shingles, staged for the pitch and the trees.
Skylights and chimneys
Hail-cracked skylights replaced and chimney flashings rebuilt as step and counterflashing during the replacement, not caulked over.
Metal roofs assessed honestly
Dents against functional damage distinguished in the photographs, because most carriers exclude cosmetic hail damage on metal.
West Lake Hills permits confirmed
The City's own reroof rule checked and listed; Austin's WUI code does not apply, though Class A assemblies are recommended here.
Live oaks over the roof
Limbs that shed in drought and ice assessed for what they have worn or punctured; gutters sized for oak debris with micro-mesh guards.

Asked in West Lake Hills
Our roof was not replaced after 2024. Is it too late to claim?
Possibly not, but check your policy's notice deadline, commonly a year from the date of loss, and have the roof inspected now. Dated, scaled photographs of hail damage are still evidence; the sooner they are taken, the better.
The adjuster called the dents on our metal roof cosmetic. Is that right?
Sometimes. A dent in the pan of a standing-seam panel usually is cosmetic and often excluded; a crushed ridge cap, split seam or cracked fastener boot is functional damage. The inspection photographs each and you decide what to dispute.
Does West Lake Hills follow Austin's permit rules?
No. It is a separate city with its own building department and reroof requirements. The roofer confirms the current rule before any job is scheduled.
Metal or shingles on a Westlake house?
Most replacements here are standing seam, for the fifty-year life, the heat reflection and the look on these homes, with the understanding that very large hail will dent it. Class 4 shingles are the alternative at roughly a third of the price.
