Effective October 2026.
Are the prices on this site quotes?
No. They are 2026 planning ranges for Austin and the surrounding cities of Travis, Williamson and Hays counties, Texas. The only binding figure is the itemized written estimate prepared after the inspection, valid for 30 days, which lists materials by product and rating, labor, decking per sheet, flashing, ventilation, any permit, disposal and warranty terms. Until you accept that estimate, no agreement exists.
Who performs the work?
Independent roofing contractors who carry general liability and workers' compensation coverage. A certificate of insurance is available before the inspection. Texas issues no state roofing license, and no license is claimed on this site. Where a city requires contractor registration for permitted work, the contractor holds it.
Which jobs need a permit?
Inside the City of Austin, a roof replacement is exempt from a building permit unless the property is in a Wildland-Urban Interface zone and 50 percent or more of the roof is replaced, in which case the contractor pulls the permit and the roof is specified as a Class A assembly. Round Rock, Cedar Park, Pflugerville, Leander, Lakeway, Bee Cave, West Lake Hills, Dripping Springs and Buda set their own requirements. The contractor confirms the rule for the address and lists any fee on the estimate.
What does Texas law say about insurance claims?
Business and Commerce Code section 27.02 prohibits any contractor from paying, waiving, rebating or offsetting your deductible. Insurance Code section 4102.163 prohibits a roofing contractor from acting as a public adjuster or advertising claim adjustment on property it may roof. Accordingly the contractor documents damage, provides an estimate and may meet your adjuster; you file, negotiate and settle the claim and you pay the deductible.
How is payment handled?
Repairs, tarps and gutters are paid on completion by card, check or bank transfer at the estimated figure. Replacements carry a materials deposit at ordering, stated on the estimate, with the balance due after the completion walk-around. Insurance replacements are paid by you for the deductible and any upgrades beyond the carrier's scope.
What warranties apply?
The manufacturer's material warranty for the products installed, registered to the property, and the contractor's workmanship warranty, both stated on the invoice. This site adds no warranty of its own and does not alter either.
What is this website, legally?
General information about roofing and the codes, statutes and weather that affect it in Central Texas. It is not a roof inspection, an engineering opinion, a coverage opinion, legal advice or a permit determination for any property. Codes, fees and policies change; the City of Austin, the suburban building offices and the Texas statutes govern.
What do you ask of me?
Keep people and vehicles clear of the work area on the day. Do not climb onto a damaged roof or into an attic beneath a sagging ceiling. Provide gate codes and association requirements before scheduling. Read the agreement with the contractor before signing it. Report any concern promptly through the complaints process.
