Roof repair

Roof repair in Austin that fixes the actual leak, not the nearest shingle

Most Austin roofs that leak do not need replacing. They need the one cracked pipe boot, the one lifted flashing, or the one slope where wind got under the shingles found and fixed properly. The inspection is free, the photographs are yours, and the price is on paper before the ladder goes back up.

Roofs in Austin fail at their edges and penetrations long before the shingle field wears out. Ultraviolet light cooks the neoprene collar on a plumbing vent until it cracks at the pipe, which is the single most common leak the crews find on the 1990s and 2000s houses in Circle C, Avery Ranch and Steiner Ranch. Wind off a spring storm lifts the first course of shingles above a wall and the flashing behind it. A nail backs out of hot decking and the shingle above it lets water through a hole the size of a pencil. Chimney and skylight flashing that was caulked instead of stepped gives up after a decade. None of these call for a new roof, and none of them should cost more than a few hundred dollars to put right.

What makes a repair last is matching and sealing. A replacement shingle has to come from the same product line, or the closest discontinued match, and be woven into the courses around it rather than laid on top. New flashing gets stepped and counterflashed, not buried in caulk. A pipe boot is replaced as a unit, with the shingles above it lifted and relaid. Where the decking under a leak has gone soft, the crew cuts it back to the rafters and fits a new sheet, which is why the price sheet lists decking by the sheet rather than hiding it.

The inspection comes first and costs nothing. The roofer walks every slope, checks the attic for daylight and stains, photographs what is found, and writes the price. If the honest answer is that the roof has two or three years left and the repair would be throwing money at it, you will hear that too, with the replacement figure beside the repair figure so you can judge.

How the job is done

Attic first

The stain on the ceiling is rarely under the leak. The roofer traces the water uphill from the stain across the decking to where it enters, before anyone touches the roof.

Matched materials

Replacement shingles from the same line or the nearest match, woven into the existing courses; flashing in the same metal, stepped and counterflashed.

Boots and vents as units

A cracked pipe boot is replaced whole, with the surrounding shingles lifted and relaid, rather than smeared with sealant that lasts one summer.

Decking by the sheet

Soft or rotten decking is cut back to sound wood and replaced with new sheathing, priced per sheet on the written estimate.

Photographs before and after

Every repair is photographed on the roof before and after, and the set is sent to you the same day for your own records or an insurer.

Cleanup and sweep

Old shingles, nails and flashing leave with the crew; the yard and driveway get a magnetic sweep before anyone drives away.

Questions about roof repair

Is the inspection really free, even if I do not hire you?

Yes. The roofer gets on the roof, checks the attic, photographs everything and sends you the set. If you take it to someone else, that is your right.

Can you match my twenty-year-old shingles?

Often, from the same manufacturer's current line or from a discontinued match kept for exactly this reason. Where no match exists the roofer shows you the closest and you decide whether a visible patch on a back slope is acceptable.

Why does the stain keep coming back after someone sealed it?

Because sealant is not a repair. Water tracks along decking and rafters, so the entry point is usually uphill of the stain, and a bead of caulk on the nearest shingle misses it. The attic inspection finds the real path.

Do repairs need a permit in Austin?

No. Repairs and partial replacements under half the roof are exempt from a City of Austin building permit, and so is new decking up to 128 square feet. Inside the Wildland-Urban Interface zones a repair that reaches half the roof becomes a full Class A replacement, which the roofer will tell you on the inspection.

How soon can a repair be done?

Most are scheduled within a few days of the inspection and finished in a morning. After a widespread storm the list is longer, and active leaks are tarped first so nobody waits with water coming in.
